Last year’s Florida Economic Estimating Conference reported that statewide growth in the construction industry is finally returning to normalcy.

During the same time period, the Associated General Contractors of America ranked Florida fourth in the U.S. for building growth. And within the construction industry, the multifamily housing and apartment sectors seem to be the strongest areas.

Given that 6.1 million of Florida’s 21.0 million population reside in Palm Beach County, Broward County, or Miami-Dade County, the South Florida region has a lot of residential and commercial construction needs.

So where are South Florida's construction firms located?

As part of the South Florida Construction Market Opportunity Report, we looked at 48 different metrics that impact just how digitally-savvy a construction firm is -- as a leading indicator for competing for future business growth.

Analyzing the South Florida Construction Industry

All of the construction firms analyzed in the report had to have their headquarters and ownership group based in South Florida (Palm Beach County, Broward County, or Miami-Dade County), between 5 and 500 employees, have a functional website that displays their physical address in South Florida, be primarily in the construction business, and LinkedIn company page that employees are attached to.

We ended up with 87 construction companies located anywhere from Jupiter down to Homestead. While we don’t believe that these 87 firms represent all of the construction companies in South Florida that meet the criteria, we do believe that the firms included are representative of how digitally-savvy construction companies in South Florida are:

  • 18 construction firms in Palm Beach County
  • 38 construction firms in Broward County
  • 31 construction firms in Miami-Dade County

Palm Beach County Construction Companies

Of the 18 construction firms in Palm Beach County, the following city locations are represented:

  • Boca Raton - 2 companies
  • Boynton Beach - 2 companies
  • Delray Beach- 1 company
  • Jupiter - 2 companies
  • Lake Park - 1 company
  • Palm Beach Gardens - 1 company
  • West Palm Beach - 9 companies

Broward County Construction Companies

Among the 38 construction firms in Broward County, these city locations are represented:

  • Coconut Creek - 2 companies
  • Coral Springs - 1 company
  • Dania Beach  - 1 company
  • Davie - 3 companies
  • Deerfield Beach  - 4 companies
  • Fort Lauderdale  - 18 companies
  • Oakland Park - 3 companies
  • Pompano Beach - 6 companies

Miami-Dade County Construction Companies

Of the 31 construction firms in Miami-Dade County, these city locations are represented:

  • Coral Gables - 3 companies
  • Doral  - 4 companies
  • Hialeah - 1 company
  • Homestead - 1 company
  • Medley  - 2 companies
  • Miami  - 17 companies
  • Miami Lakes  - 2 companies
  • Miami Shores- 1 company

So as one might expect, the three cities that are part of the Miami-Fort Lauderdale-Pompano Beach, FL MSA (metropolitan statistical area) are also where the highest concentrations of South Florida construction companies are located.

The three main cities, Pompano Beach (6), Deerfield Beach (4), and Doral (4), all have significant clusters of construction companies.

While location, location, and location are thought to be the greatest drivers of success in both residential and commercial real estate, in a digital-first world where the modern buyer is in the driver’s seat, this may not always be the case -- at least by conventional measures of location.

Rather, those construction companies that endear themselves with the best locations in worlds controlled by Google, Bing, Facebook, Twitter, LinkedIn, Siri, and Alexa may find their companies in much higher demand for the most lucrative construction projects in the region.
